Introduction

At Private Villa AZUL (hereinafter referred to as "the Facility"), we have established the following Terms of Use (hereinafter referred to as "House Rules") to ensure a safe and comfortable stay in accordance with Article 9 of the Accommodation Agreement.

Located in a quiet residential area, our Facility is operated as an "adults-only" retreat that emphasizes "harmony with the local community." We kindly ask that you act with consideration and respect.

Failure to comply with these rules or any complaints, claims, or reports from neighbors may result in immediate termination of your stay, and you will be required to leave the premises without a refund. Please be aware that we may also seek compensation for any damages incurred.

Additionally, we cannot be held responsible for any accidents or incidents resulting from non-compliance with these House Rules.

As a private villa (vacation rental) with no on-site staff or reception services, it is important that you manage your stay independently. Please ensure that the property is left in the same condition as upon your arrival when checking out.

  • By confirming your reservation, you acknowledge and agree to the contents of these House Rules.

  • Upon check-in, please review the House Rules (especially the prohibited activities) with all members of your group.

These rules are based on common sense, and we hope you will enjoy your stay while adhering to them.

Before You Make a Reservation (Please Read Carefully)

  • If you are sensitive to dog odors, dog hair, or have allergies, or if you are particularly concerned about hygiene, please refrain from making a reservation.
    Our Facility is pet-friendly. Although we ensure thorough cleaning and ventilation, there may still be traces of dog odors or hair in the property.

  • If you are expecting an ocean view or a breathtaking view, please reconsider making a reservation.
    While our Facility is located about a 4-minute walk from the sandy beach, it does not offer an ocean view. You may catch a glimpse of the sea from the skip floor or the second-floor windows, but it is more of a partial ocean view. Instead, you can enjoy an expansive view of greenery, sky, and stars from the living room’s tiled terrace, and the beach is easily accessible for a close-to-the-sea experience.

  • Please be aware that Minamiboso is a naturally rich area, and insects may occasionally enter the property.
    Our Facility is situated in a rural area, and we appreciate your understanding. Enjoy the opportunity to encounter local wildlife.

Prohibited Activities

  • No Shoes Indoors
    Please remove your shoes when entering the house from the entrance or terrace.

  • No Parties or Noise
    Refrain from holding parties or creating noise (loud voices, playing loud music, instrument playing, etc.) inside the house or on the terrace.

  • Terrace Usage
    The terrace is available for use until 8 PM. After 8 PM, please close the windows and doors and spend time quietly indoors to maintain harmony with our neighbors. If we receive complaints from neighbors, we may contact the police.

  • Dog Run Usage
    The dog run is available until 7 PM. After 7 PM, please keep your dogs inside the house to maintain harmony with our neighbors.

  • No Smoking
    Smoking is prohibited both indoors and outdoors on the property. If smoking is detected on the property, a special cleaning fee and inconvenience fee of 100,000 yen will be charged to your credit card.

  • No Trash Disposal in Neighborhood Stations
    Do not dispose of trash at the neighborhood's roadside trash stations. We have a designated waste collection service for our property.

  • No Use of Fire
    The use of fireworks, candles, and personal BBQ grills or fire pits is prohibited on the property. You may use the grills provided by the facility.

  • No Personal Cooking Devices
    Please do not use personal cooking devices (grills, stoves, etc.). Use the cooking equipment provided by the facility.

  • Prohibited Items
    Do not bring explosives, volatile oils, flammable materials, items with strong odors, or items prohibited by law onto the property.

  • No Strong Scents
    Do not use incense, aroma diffusers, strong perfumes, or similar items, except for the fragrances provided by the facility.

  • Check-In Procedure
    You must complete the check-in procedure, including ID verification, by 9 PM on the check-in day. Failure to do so will result in cancellation of the reservation and immediate eviction without any refund. We may report this to the police, health department, and booking sites. The facility is not responsible for any inconvenience or loss caused by this measure, and guests cannot file any objections.

  • No Overcapacity
    Do not exceed the number of guests or dogs registered at the time of booking. This includes non-overnight stays. Entrance to the facility is monitored with clear video footage saved to a cloud server. If we detect that you are exceeding the registered number of guests or dogs, your reservation will be canceled, and you will be asked to leave immediately without a refund. Additionally, a penalty fee of 20,000 yen per extra person and 5,000 yen per extra dog will be charged per booking day. This act constitutes "fraud," and we may report it to the police with your ID, photo, and video footage. The facility is not responsible for any inconvenience or loss caused by this measure, and guests cannot file any objections.

  • No Removal of Items
    Do not take any items from the facility other than indoor slippers and individually packaged amenities. This includes towels, hangers, toilet paper, tissues, insect repellent, shampoo, laundry detergent, cooking utensils, cooking supplies, decor, electronics, bedding, and umbrellas. If any items are taken, the cost of the new replacement items will be charged to your credit card. This act constitutes "theft," and we may report it to the police with your ID, photo, and video footage.

  • No Moving of Furniture or Appliances
    Do not move furniture, appliances, or equipment without permission, and do not modify the facility in any way.

  • No Commercial Activities
    Do not engage in any commercial activities, such as sales, solicitations, seminars, exhibitions, or photography for purposes other than lodging.

  • Payment of Penalties
    If any violations of the house rules result in penalties, refusal to pay may result in us contacting the police, customs, or your workplace.

Check-In / Check-Out Information

  • Check-In:3 PM

    Check-in time is from 3 PM.

    The access code for the front door will be valid from 3 PM.

    Upon arrival, please use the tablet located inside the entrance to complete the check-in process. Register the information of the person who made the reservation and all guests to finalize your check-in.

  • Check-Out:10 AM

    Check-out time is by 10 AM.

    Before departing, please complete the check-out process on the tablet at the entrance.

    The access code for the front door will become invalid at 10 AM, and re-entry with the same code will not be possible.

    Please be aware that any use of the property beyond the check-out time may incur an extension fee.

Facility Usage Information

  • Toilets:
    Please do not flush anything other than toilet paper in the toilets.

  • Amenities:
    We provide shampoo, conditioner, body soap, toothbrushes, and disposable slippers. If you have specific preferences, we recommend bringing your own. (Permanent slippers are also available.)

  • Condiments:
    Due to hygiene reasons, we do not provide condiments. Please bring any necessary seasonings with you. There is a supermarket (Odoya) a 3-minute walk from the facility that is open until 9:30 PM, where you can purchase basic condiments during your stay.

  • Damage and Cleaning:
    If you cause any damage or soiling to the equipment or furnishings, please report it immediately. Insurance may cover some damages, so prompt and honest reporting is appreciated. Our cleaning staff takes photos of the property before and after each stay to accurately determine when any damage or soiling occurred.

    Stains from Vomiting:
    For any soiling of bedding, furniture, or equipment due to vomiting, a cleaning fee of 50,000 JPY will be charged to your credit card, regardless of the reason.

    Significant Damage:
    For significant damage that affects the property’s ability to maintain service standards and accommodate the next guest, you will be charged for the cost of repairs and any revenue loss from bookings during the repair period. This will be billed to your credit card.

  • Trash Disposal:
    Please sort trash into the "Burnable," "Non-burnable," and "Bottles & Cans" bins located in the kitchen. If the kitchen bins are full during a long stay, please dispose of the trash in the "Garbage Locker" (a navy metal box) next to the storage shed on the north side of the property. Do not use the town’s street-side garbage stations.

  • Towel Use and Exchange:
    Bath towels, face towels, and bath mats should be washed in the washing machine. A dryer is also available. For long stays, if you need towel exchanges, please request additional towel sets through the tablet in the facility. This will incur a charge (credit card payment required).

  • Additional Cleaning:
    For stays of up to 3 nights, additional cleaning is not provided. For longer stays, additional cleaning can be requested through the tablet at an extra charge (credit card payment required).

  • Safety and Liability:
    You are responsible for the safety and security of the property during your stay. We do not accept responsibility for any theft, damage, illness, injury, death, or other accidents that occur on the property (including indoors, terrace, dog run, and parking spaces).

    We also do not accept responsibility for any damage caused by natural disasters (such as typhoons, heavy rain, lightning, snow, hail, earthquakes, etc.).

Pet Policy(Dog only)

  • Dog Size and Number:
    Small and medium-sized indoor dogs are welcome, with a maximum of two dogs per stay.

  • Crates and Cages:
    For guests bringing two dogs, the provided cage may be too small. Please bring your own crate or pen suitable for your dogs. (Provided cage size: W150 x D80 cm)
    Note: A crate typically refers to a portable, enclosed space for travel, while a cage is often a larger, stationary enclosure.

  • Dog-Friendly Areas:
    Dogs are allowed only in the 1st-floor bedroom. Please ensure that dogs do not enter the 2nd-floor bedrooms.

  • Sleeping Arrangements:
    Dogs are not permitted on the bed or in the bed with guests. Ideally, dogs should rest in their crate in the living area. If your dog cannot sleep without being in the same room as you, please bring a crate or pen for the bedroom.

  • Damage and Clean-Up:
    You may be charged for any damage or soiling caused by your dog. Please clean up any mess and report any issues in the facility’s "Contact Book."

  • Paw Cleaning:
    After returning from walks or the dog run, please clean your dog’s paws before entering the property. Foot cleaning showers and towels are available by the entrance and terrace.

  • Laundry:
    Do not use the washing machine for dog towels, clothing, or blankets.

  • Health Requirements:
    Only indoor dogs that are up-to-date on vaccinations, including rabies, and have been treated for fleas, ticks, and heartworms may stay. Please ensure your dog is bathed before your stay. Dogs in heat are not permitted.

  • Training and Housebreaking:
    Dogs must be well-trained and housebroken. It is advisable to bring and use dog diapers or pads to prevent accidents, especially in an unfamiliar setting.

  • Leaving Dogs Alone:
    Do not leave dogs alone in the property.

  • Waste Disposal:
    Carry waste bags during walks and clean up after your dog. Dispose of dog waste in the provided "Poop Box" on the terrace. Do not flush dog waste down the toilet.

  • Liability:
    You are responsible for managing your dog during your stay. The facility is not liable for any accidents, illness, injury, loss, theft, or death of your dog.

Check-Out Procedures

  • Upon check-out, please ensure the property is tidied up and left in a condition as close as possible to how it was when you arrived.

  • Before leaving the property, turn off all appliances and lights, and make sure all windows are securely locked.

  • Please take all large items such as cardboard boxes and suitcases with you.

    If there are any items left behind that cannot be disposed of with general waste, you will be charged for disposal costs via credit card.

Inappropriate Behavior and Immediate Eviction

The facility reserves the right to refuse service and require immediate departure if any of the following conditions are met:

  • The guest is found to be affiliated with organized crime groups, antisocial forces, or related entities.

  • The guest engages in violence, threats, extortion, coercive demands, or similar actions.

  • The guest has previously been denied service by the facility.

  • The guest engages in gambling, disruptive behavior, or actions that cause inconvenience to the neighborhood.

  • The guest’s condition is severely impaired due to drug use, excessive alcohol consumption, or any situation that makes it difficult for them to ensure their own safety, or causes danger, fear, or discomfort to the neighborhood.

  • The guest causes discomfort or disturbance to others through loud noise or disruptive behavior within the facility or its vicinity.

  • The guest engages in behavior similar to any of the above.

If any of the above conditions become apparent after booking or during the stay, the reservation will be canceled immediately.

No refund will be provided for the accommodation fee in such cases.

The facility shall not be liable for any inconvenience or loss resulting from these measures, and guests agree not to raise any objections.

Changes to House Rules

The facility reserves the right to revise the house rules without prior notice if deemed necessary for the operation of the facility.

These house rules were established in June 2024.
